You may or may not have noticed lately that we have joined the Twitter universe to help promote our amazing free website and more importantly, your homes for sale

But that's not all. After an unprecedented level of increased traffic and new listings being submitted on a daily basis, I am pleased to announce that HomeSellersHeaven.com will soon be undergoing dramatic improvements in the coming weeks.
Due to high demand, we will be revamping the website to cater for international listings, something that really excites us and will potentially open new doors for our registered buyers and sellers of private property. As global markets shift, we have received a number of submissions and requests to allow overseas property listings and we fully understand that our websites present restrictions prevent sellers from advertising overseas property. In response to this, we will be making these changes very soon to cater for these demands.
As well as these on site improvements, we will also be working to help increase visibility of our submitted properties for sale by integrating all listings into our social media accounts such as Twitter and Facebook. Sites such as these can help increase traffic dramatically and with these new improvements, we're sure you'll soon receive a greater number of enquiries into your homes for sale.

When today's buyer makes the decision to get further involved in a property, it is always based on practical, emotional and financial issues, and less and less on some indifferent still photographs and a few printed words.
The reason is, of course, private sellers and estate agents are now prohibited by law for making statements that could be misconstrued and land them in court. On the other hand, buyers are spoilt for choice by the sheer volume of property up for sale due to a massive increase in repossessions, high unemployment and a recession that's predicted to stay with us for quite some time. It is truly a buyer's market, with more and more properties being removed from sale because no one even wants to view them. As the owners fail to keep up with their mortgages, these properties go under the hammer for whatever can be got for them.
However, the good news is that this frustrating picture, which is happening all over the UK, is being tackled successfully in America and Australia, not in a new, but an innovative way. Private sellers and 'realtors' are reporting a 40% plus increase in getting interested buyers to view their properties and subsequently buy them - which is a remarkable result under the circumstances.
The secret behind this valuable marketing strategy is to introduce a property to a potential buyer with an emotional, professional short video tour. This showcases the property's best features in creative ways, whilst talking about and showing animated pictures or video of the area, local schools and amenities etc. The video has some pleasant background music, and a bright commentary that's informative and easy to listen to. The video tour is also quite short, usually running for no more than ninety seconds - because that’s the average attention span of most people.
Now what's so special about a video presentation like this, you ask? And why are many estate agents in the UK beginning to believe this may be the only way to appeal to the 'hearts and minds' of potential property buyers who are becoming confident there is always a better bargain to be had, and therefore reluctant to commit themselves?
The answer to this is 'scarcity'!
At least 50% of weekend property viewings are done by people who just do it to have a look round other people's property, or simply to 'kill time'. Others browse estate agents' windows or respond to adverts to see how similar properties for sale in their area compare with their own. In a few cases, the 'lookers' have their own property up for sale - or are thinking about doing so in the future.
But regardless of their reasons, 'lookers' are distracting and costly for estate agents, and private buyers simply end up feeling used and frustrated after getting a visit from them. It's probably one of the top reasons why sellers are now willing to try the referral programme that’s taken America and Australia by storm! With higher broadband penetration becoming more accessible and cheaper, the adoption of universal formats like Adobe Flash, and the reception on mobile phones constantly being upgraded, possibilities to market a property with a good quality video are endless.
Unfortunately, most people make a judgment of the value of 'property for sale' videos after seeing the video presentations on YouTube and other video sites. The clear lack of storyboarding and structure, dark, shaky pictures, loud, inappropriate music and out-of-focus, distorted images of tiny rooms, will not galvanise a potential buyer into wanting to view and ultimately buy the property; add to this no mention of the location, local amenities and other factors that could persuade a genuine buyer to become interested.
Of course, the one snag in all this is finding a professional with all the necessary skills and flair to produce a property video tour that does the job at an affordable price. Video production companies who use experienced camera operators, voiceover and music, charge anything from £500 to £2,500 for a short video - and don't consider themselves to be over-priced.
Estate agents all over the UK believe that good quality video should be reserved for properties in excess of £1 million, simply because they are unable to do it themselves, and do not believe clients with homes below that price could afford - or would be willing - to have it done. That aside, and the fact that a buyer armed with a quality video is less dependent on them, nearly all of them agree that it could make a huge difference to the initial stages of capturing a potential buyer’s interest.
Having spent a lifetime in photography and videography marketing, I absolutely agree that this is the case - and I am quite frankly shocked by the misuse of such a fabulous selling tool that could make a significant difference to so many lives.
