This is a landmark property, and the last house in England on the A488, literally a stone's throw from the Welsh border. The unique property, with its round frontage, is well known and is the first house someone sees when approaching the border town of Knighton from the North. The building has TWO double frontages onto the road (two front doors and 4 double windows).

The property is on a corner of the A488 (although classed as an A road, it has less traffic than many B roads), and Kinsley Road, a quiet lane that runs past less than thirty cottages before open countryside. On the North side of this lane is a large and ancient woodland maintained by the Forestry Commission. The Offa's Dyke path, that runs along the Welsh border and walked by hundreds of tourists each year crosses this lane, a short walk from the property. The Roundhouse features its own Royal Mail Post Box built into the wall, and a historic red telephone box (listed) also graces the frontage. The property itself is not listed.

There are four floors providing floor area of approx 5676 sq ft or 527 sq m, with plenty of space for an additional floor in the loft space. The garden is small for the size of property, but would make a pleasant access to the rear of the property. Each of the four floors has one large room approx 27' x 23' or 8.31m x 7.14m along two walls with a curved wall between them making a quarter of a circle in shape. Each of these rooms could be used for either a single main activity, or be divided up into perhaps 3 rooms or 1 flat. In addition, each main floor has 4 other main rooms about 4m x 4m each (larger on upper floors).

The land is on the side of a valley with a convenient slope providing ground level access to three floors. This would simplify conversion to flats. The property previously had planning permission for conversion into three large houses (vertical split). The property was built as the Railway Hotel, containing some interesting features eg the use of lengths of steel railway line as a very stout lintel, and rail carriage roof beams in the loft. Subject to planning permission, it could probably be used either as a hotel, or B&B, or bunkhouse catering to either the tourist, walker (many public footpaths including Offas Dyke way and Glyndowers Way which begins in Knighton) and activity holiday market(s).

Extensive work has already been done on the property, but the existing owner has run out of funds to complete the work. Due to the nature of the works (eg half of the floor in one of the large rooms has been removed pending tanking), any mortgage is likely to be subject to a retention and therefore any purchaser should have at least £15,000 in addition to their deposit. The property would be suitable for a cash purchaser or developer.

The area holds the classification of Outstanding Natural Beauty. Knighton is astride the border, the property being in England with most of the town in Wales.

Knighton is a small border town containing a traditional high street mostly with locally owned shops rather than chains, though Cost Cutter, SPA, Boots, Barclays, HSBC, and a building society are present. There is one supermarket with multi-story car park; the supermarket is part of a small local chain. Knighton has a primary school, hospital, 2 GP practices, 4 churches, 2 dentistry practices, 1 art gallery, 2 antique shops, 4 pubs, a builder's merchant, one 15 room hotel with two bars (recently refurbished), 7 places to eat and takeaways, a railway station (serving the rural "Heart of Wales Line", with Trains to Shrewsbury and Swansea), plenty of parking, a very pleasant community centre, a tourist information center, a library, and very nice people, all in an area of very low crime (and low insurance premiums as a result).

Knighton has a largely agricultural economy with a weekly sheep market and frequent cattle market, 2 tractor dealers (and another just outside the town), with specialised traders serving farmers. Knighton is where the Royal National Lifeboat Institution's specialised boat launching tractors are manufactured. There are also factories manufacturing industrial building heaters, agricultural metalwork, prefabricated steel buildings, white goods recycling, electric control panels, two hauliers, and cottage industries. Not far outside the town is a bottler of natural mineral water.
